Viewing a Property
Please contact us to arrange a viewing. We often list viewing times with the property details on the internet, or properties can be viewed by appointment. Altus will always try to arrange a viewing time to suit you. One of our property managers will meet you at the property and will assist you with any enquiries you have during the viewing and application process.
All applicants for a property are required to have inspected the property prior to lodging an application. Overseas applicants are encouraged to have a local associate or agent inspect and approve a property before applying.

It is essential that each person over eighteen years who will reside in the property completes a Tenancy Application form, even if the applicant will not be on the lease. Children need not be included.
The Tenancy Application form asks for:
- the address of the property you are applying for;
- when you would like to start your tenancy;
- what length of tenancy you require;
- the number of occupants;
- the ages of children (if any);
- pets (if any) including type, age, references;
- rental history and rental references;
- identification, e.g. photocopy of your passport, driver’s licence, student card;
- two referees to contact;
- supporting proof of income.

We endeavour to process all tenancy applications within 2 business days subject to the successful contact of the referees. All applications are referred to the owner of the property, who will ultimately make the final decision. We advise all applicants of this decision.
Accepted Tenancy Applications – Residential Tenancy Agreement (Lease)
Commencing Tenancy
Once acceptance of an application is confirmed, we will contact you to arrange a convenient time to review and sign the Residential Tenancy Agreement (lease).
In normal circumstances, 2 weeks rent is required in advance, and the equivalent of 4 weeks rent is required for the security bond. We ask that these monies be provided as a bank cheque or postal order, made payable to Altus Real Estate, at the time of signing the lease.
The security bond will be lodged with the Residential Tenancies Bond Administrator, a government authority, and is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left in as close as possible the same condition as when the Residential Tenancy Agreement was signed.
Property Condition Report
Upon signing the lease, you will be given a Property Condition Report (PCR). Once you’ve moved into your new home you need to check through this document thoroughly and add any additional comments you believe are appropriate.
The PCR is as important as the Residential Tenancy Agreement as it establishes the condition of the property at the commencement of a tenancy. The PCR is used as a comparison at the end of the tenancy and is the basis on which the security bond is refunded.
Amended PCRs have to be returned to the office within 7 days - failure to do so will deem the original report as the true and correct condition of the property.
Keys
Altus Property Management keeps a duplicate key to all properties for emergency access, maintenance and routine inspections. Under special circumstances, and upon producing identification, the keys can be borrowed during office hours, but must be returned within 24-hours.
This service is not available out of office hours or on public holidays, so you should make private arrangements regarding the location of a spare key, should you get locked out.
In most instances the lock combinations and security codes have NOT been changed prior to a tenancy. Locks, lock combinations and security codes may only be changed after first obtaining permission from your property manager who in turn will obtain permission from the property owner. Any changes are on the strict understanding that you must provide Altus with a spare set of keys, the new combinations and/or the new codes.
Electricity, Gas and Telephone
It is your responsibility as the tenant to have the appropriate utilities accounts placed in your name(s) and then to arrange to have a meter reading on vacating the property.
By filling in a Fast Connect Authority form at Altus when signing your lease, we can arrange for the electricity, gas, telephone, broadband and cable TV to be connected, free of charge, saving you time and multiple phone calls. Alternatively, you can apply directly on-line with Fast Connect at www.fastconnect.net.au

Rent Payments
During your tenancy, rent payments are to be made in advance as set out under the Residential Tenancy Agreement. Our preferred methods of rent payment are through the internet or by bank transfer; payments can also be made at the office.
Tenants and Insurance
We strongly urge you to insure your personal possessions against any loss, damage or theft. The property owner has no obligation to insure your personal belongings.
A number of simple, low cost and practical insurance options are available for tenants covering theft, damage and legal liability.

Repairs and Maintenance
You need to report any maintenance requirements within 72 hours. This is in accordance with the Residential Tenancies Act 1987. All maintenance and repairs to a property must be authorised by your property manager, and completed by an Altus nominated qualified contractor.
All repair requests need to be put in writing. You are welcome to send us your request online simply by e-mailing a maintenance request form - or fax one of the maintenance request forms provided in your tenant folder to us at the office – 9284 5855.
Where urgent attention is needed you can call us and follow-up with a maintenance form the following day. Most of our property owners have nominated a dollar limit that we can use to maintain your rental home. This allows us to act quickly, particularly in emergency situations.
Emergency Repairs

Please note that the owner is required to compensate you for any reasonable cost of urgent repairs to the premises if you cannot contact us for emergency repairs.
The Residential Tenancies Act stipulates as to what constitutes an emergency:
- burst water service;
- gas leak;
- broken or blocked toilet;
- serious roof leak;
- dangerous electrical fault;
- flooding or flood damage;
- failure or breakdown of gas supply;
- electricity or water supply;
- serious storm or fire damage.

Quarterly Inspections
During the course of your tenancy the property you are leasing will be inspected periodically by your Altus property manager. These inspections are to check that the property is being well maintained and in good condition, and to see what routine maintenance may be required.
The first inspection is generally carried out about 6 weeks after the beginning of a tenancy. Thereafter, further inspections are carried out at 3 monthly intervals.
Our office will contact you in advance to agree and advise a mutually convenient inspection date.
Notice of Vacating the Premises
The Residential Tenancy Agreement (Lease) is a legally binding contract, providing protection for both the tenant and the property owner. A minimum of 21 days written notice must be given to your Altus property manager when you decide to vacate. The vacate date cannot be for a date earlier than the lease expiry date, and the notice to vacate is taken from the date Altus receives the letter.
You can terminate the Residential Tenancy Agreement in the following ways:

Fixed Term Agreement
If you intend to vacate at the end of your lease you are required to give 21 days written notice prior to the expiry of the fixed term of the Agreement.
Periodic Lease
Once a fixed term has expired, you, by agreement with Altus, may be able to continue living at the property on a Periodic Tenancy (month to month), where you are still bound by the terms and conditions of the original lease. Under these circumstances, when you decide to vacate, written notice to that effect must be received by the Altus office at least 21 days prior to the vacating date.
Request for Consent to Terminate during a Fixed Term Agreement
In the event that you have to vacate earlier than the lease expiry date you will incur additional costs for breaking the lease agreement.
In the first instance, you can download the Request to Terminate form and send it the Altus Property Management office.

A tenant breaking a lease will be responsible for:
- The rent until another suitable tenant is found;
- The re-imbursement of the letting fee;
- The final inspection of the property;
- All advertising costs.
After receiving advice that you are vacating, your Altus property manager will request times for viewings to be undertaken prior to the vacate date. This allows Altus to show potential tenants through the property. The preference for these inspections will be late afternoon weekdays, and Saturday mornings. We will of course try and accommodate your needs.
Vacating the Premises
When vacating the property, the condition of the property must be as outlined in the Property Condition Report issued at the commencement of your tenancy, taking into account fair wear and tear.
Rent is payable until all keys are returned to the office and all rent must be paid in full prior to the release of the security bond.
